What is ScanToSketch?

ScanToSketch is an advanced sketching feature that allows the appraiser to just walk around the property, mark each of the corners, and get an instant sketch of the exterior footprint. Plus, your sketch never leaves your hands, so you don't have to wait for a third‑party to revise and send it back. You have complete control over it and make changes to it at any time.

What devices are compatible?

Currently, ScanToSketch in TOTAL for Mobile is supported on:

• iPad Pro 11‑inch — 2nd gen (2020) and newer

How much does ScanToSketch cost?

ScanToSketch is currently free to try while we're working on fine‑tuning it.

How can I try ScanToSketch?

ScanToSketch is available now! Please update to the latest version of TOTAL for Mobile in the Apple App store to give it a try, and be sure to check out our best practices.

What scenario is best for using ScanToSketch?

The best use case for ScanToSketch is when there is a clear line of sight of the corners, lighting conditions are good, and you are able to get within optimal distance of the wall or floor line (3‑16 feet). However, accurate scans are still possible even when ideal conditions aren't present — follow our best practices to get the most accurate measurements possible.

Can I use ScanToSketch for multi‑level properties?

Currently ScanToSketch is best for ground floor scanning. However, if other floors are within range of the scanner (~16 feet), it's possible to scan other floors.

If the other floors are of similar shape to the ground floor, it's often easiest to just use the Copy and Paste feature in TOTAL for Mobile. If there are differences in the areas, you can edit the area after pasting.

We're also working on an interior scanning feature that allows you to adjust for exterior wall thickness for upper floors. Stay tuned for future announcements.

Can ScanToSketch handle angles?

Yes — ScanToSketch produces a sketch from the corner markers. If an angled wall results from the placement of those corners, it draws the wall. The angle isn't a measurement — it's a result of connecting two corner points.

Can ScanToSketch handle curves?

Not at this time. ScanToSketch is great for scanning straight walls and angles such as bay windows, but it currently doesn't scan arcs, curves, or circles. We are working on this feature, so stay tuned for future announcements.

In the meantime, arcs, curves, and circles are easily handled within TOTAL for Mobile's sketcher. Just drop corner markers at the endpoints using ScanToSketch to measure the diameter, export the scan to your sketcher, and then pull the mid‑point of the wall out to adjust the arc height and create the curve. What is the maximum and minimum distance when scanning?

The optimal scanning distance varies based on environmental conditions. Based on our testing, we've found the maximum distance is 16 feet under ideal conditions, and a minimum scanning distance of at least 3 feet.

How accurate is ScanToSketch?

From our extensive and ongoing tests, we have found ScanToSketch accuracy and consistency to be an average of 1‑2% when using best practices. However, this can vary based on environmental conditions and technique.

Can I use ScanToSketch for interior walls?

Not at this time, but stay tuned for future enhancements.

Is ScanToSketch ANSI compliant?

ScanToSketch is another tool in your toolkit — similar to a laser device, tape measure, or roller — and it adheres to ANSI precision standards of measuring to the nearest tenth of a foot. With all of these tools, it's up to the appraiser to consider designating an area as below grade, or whether or not an area should be included in GLA.

Do I have to use ScanToSketch from start to finish?

We recommend scanning the entire footprint for the best sketching experience and most accurate results.

However, you can also break up the scan into sections and stitch them together in the sketcher. ScanToSketch can be launched as many times as needed.

You can even combine manual drawing and scanning — reserving ScanToSketch for difficult‑to‑measure walls.

Is there an Android equivalent?

Not at this time. Android devices that are currently available on the market lack the technology required for scanning. If or when that technology is included in a modern Android device, we can develop a solution for it. But currently, ScanToSketch is only available on iOS devices.
