Where Does Each Photo Go in a UAD 3.6 Report?

Use this reference while preparing a Uniform Appraisal Dataset (UAD) 3.6 report. Check the report section and applicable property details to see which photos or images are required, conditional, or optional. This article summarizes Fannie Mae and Freddie Mac's Photo and Image Requirements job aid, version 1.0, dated June 23, 2026.

Understand the photo categories

  • Required: Include the photo or image in every applicable report. The job aid says a missing required photo makes the report incomplete.

  • Conditionally required: Include the item when the stated property characteristic, response, or report condition applies.

  • Optional: Add relevant images when they provide context or support the analysis. Their absence does not make the report incomplete.

Add required photos and images

  • Summary: Subject Property Photo.

  • Site: Property Access (Street Scene).

  • Dwelling Exterior: Dwelling Front.

  • Manufactured Home: HUD Data Plate.

  • Unit Interior: All kitchens, all bathrooms, main living areas (living room, family room, and dining room), and all bedrooms.

  • Sales Comparison Approach: Property Photo for the subject and comparables.

  • Income Approach: Property Photo for the subject and comparables when this approach applies.

In the Sketch section, include a Sketch or Floorplan if the Sketch or Floor Plan Provided response is Yes.

Add conditionally required photos and images

Add these items when the listed condition applies:

  • Subject Property: Legal Description when Legal Description 3.031 is not provided.

  • Site: Non-Residential Use when NonResidential Uses on Property 4.017 is Yes; Water Frontage when water frontage has private access; and photos of all views that affect value or marketability. A Maintenance Agreement for Private Street may be provided when the primary access is a private street.

  • Dwelling Exterior: Dwelling Rear.

  • Manufactured Home: Include all HUD Certification Labels. If labels are absent, provide a verification source. Include each MH Certification label when certifications exist.

  • Unit Interior: Below-grade finished and unfinished rooms; recent restoration, remodeling, or renovation; and interior photos of an accessory dwelling unit (ADU).

  • Outbuilding: Interior and exterior photos, including photos of a standalone ADU.

  • Vehicle Storage: A photo in the specific vehicle-storage instance.

  • Subject Property Amenities: A photo in the specific amenity instance.

  • Sales Comparison Approach: Sales Comparison Map when the Sales Comparison Approach is in the Uniform Residential Appraisal Report (URAR).

  • Income Approach: Map of Gross Rent Multiplier Comparables when the Income Approach is in the URAR.

  • Defects, Damages, and Deficiencies (DDD): When reporting significant items, associate them with the most appropriate URAR section: Site, Dwelling Exterior, Unit Interior, Outbuilding, Vehicle Storage, or Subject Property Amenities.
