What is UAD 3.6?
UAD 3.6 is a major update to the appraisal reporting standard developed by Fannie Mae and Freddie Mac. It replaces over a dozen Legacy UAD forms—including the 1004, 2055, Condo, and Small Income—with a single dynamic URAR (Uniform Residential Appraisal Report) that adapts based on property type, loan type, and scope of work.
This dynamic format allows for:
Real-time field adjustments
Context-sensitive data entry
Streamlined compliance with MISMO 3.6 standards
Note: The UAD 3.6 report is intended only for loans underwritten by the GSEs (Government-Sponsored Enterprises, such as Fannie Mae and Freddie Mac). It is not intended for vacant land appraisals or for non-lending assignments.
