The Market Trend chart and its accompanying Comparable Sales & Market Adjustments table in Titan Analytics provide a powerful, streamlined solution to calculate and apply the market time adjustments required by GSEs. Whether you are working with UAD 3.6 or Legacy UAD report formats, Titan Analytics simplifies the entire workflow, helping you analyze moving median price trends and automatically export calculated adjustments to your report in TOTAL.
Follow the instructions below to add and customize the Market Trend chart in Titan Analytics and export the data to your report in TOTAL:
With your report open in TOTAL, click Data, and select Titan Analytics - Launch. Then, import your property data as normal, and click Next.
On the Market Analysis screen, check the Sales Comps box next to each property you want to include, and click Next until you reach the Analytics step.
Select Market Trend from the list of Available Analytics on the left, and click the right arrow (
) to add it to the Analytics Selected For Export list on the right.
The Market Trend chart visualizes price movements across your market pool using moving median price buckets. Review and customize the chart as needed:
(A) Subject data point: Appears as a green bubble in the current period.
(B) Comparable data points: Appear as yellow bubbles based on each comparable property's off‑market date.
(C) Show subject data point: Select or clear this checkbox to show or hide the green subject property data point on the chart.
(D) Show comparable data point: Select or clear this checkbox to show or hide yellow comparable property data points on the chart.
(E) Period: Select an option from the drop‑down menu to adjust the time window grouping.
(F) Diff from Eff Date: Shows the percentage change relative to the appraisal effective date, along with median price bars.
(G) Detailed view: Hover your cursor over any bar or data point to view detailed median sale price calculations, total sales count, and property addresses for that period.
Review the Comparable Sales & Market Adjustments table. Titan Analytics uses each comparable property's off‑market date from your imported CSV data to calculate market change percentages and expected dollar adjustments:
(A) MARKET CHG %: Displays the percentage change by comparing the median sale price of the subject property's time bucket to the median sale price of the comparable property's off‑market date bucket.
(B) ADJ %: Displays the applied percentage change.
(C) ADJUSTMENT: Displays the calculated dollar adjustment value (MARKET CHG % multiplied by the comparable property SALE PRICE). Click inside the field to manually enter a custom dollar amount.
(D) TO REPORT: Check or uncheck the box to the right of each property to specify which properties to include when exporting calculated adjustments and data to TOTAL.
How Market Time Adjustments are Calculated
Titan Analytics uses a two‑step calculation process to determine market time adjustments:
Calculate Market CHG %: Compares the median sale price of the current period (Subject bucket) against the median sale price of the period corresponding to the comparable property's off‑market date (Comp bucket).
Calculate Dollar Adjustment: Multiplies the calculated MARKET CHG % by the comparable property's SALE PRICE.
Example Calculation
Metric
Subject Bucket
Comparable Bucket
Bucket Median Price
$407,385
$404,950
Step 1 (Market CHG %):
(Subject Bucket Median - Comp Bucket Median) / Comp Bucket Median($407,385 - $404,950) / $404,950 = +0.59771%(rounded to +0.6%)Step 2 (Dollar Adjustment): For a comparable property with a SALE PRICE of $426,760:
Exact calculation:
$426,760 * 0.59771% = $2,550.81Rounded calculation
$426,760 * 0.60% = $2,560.56Final rounded adjustment value (to nearest $100):
$2,600
Verify that the TO REPORT checkbox is checked for each comparable property you want to export.
Click Next to review your Export options. Then, click Export to TOTAL to send the data to TOTAL.
The off‑market date and calculated adjustment values automatically populate the corresponding fields in the side‑by‑side comparison grid of your report.
