What is UAD 3.6?
UAD 3.6 is a major update to the appraisal reporting standard developed by Fannie Mae and Freddie Mac. It replaces over a dozen legacy forms—including the 1004, 2055, Condo, and Small Income—with a single dynamic URAR (Uniform Residential Appraisal Report) that adapts based on property type, loan type, and scope.
This dynamic format allows for:
Real-time field adjustments
Context-sensitive data entry
Streamlined compliance with MISMO 3.6 standards
Why the Change?
The industry is shifting toward smarter, more flexible reporting. UAD 3.6 enables:
Improved data consistency across lenders and appraisers
Faster validation and submission through XML
Better support for mobile workflows and field data collection
This change also aligns with broader goals of modernization and bias reduction in appraisal practices.
