What is UAD 3.6?

UAD 3.6 is a major update to the appraisal reporting standard developed by Fannie Mae and Freddie Mac. It replaces over a dozen legacy forms—including the 1004, 2055, Condo, and Small Income—with a single dynamic URAR (Uniform Residential Appraisal Report) that adapts based on property type, loan type, and scope.

This dynamic format allows for:

  • Real-time field adjustments

  • Context-sensitive data entry

  • Streamlined compliance with MISMO 3.6 standards

Why the Change?

The industry is shifting toward smarter, more flexible reporting. UAD 3.6 enables:

  • Improved data consistency across lenders and appraisers

  • Faster validation and submission through XML

The new URAR form in TOTAL:

  • Automatically adjusts visible fields based on property type and scope
