UAD 3.6 QuickSource - Import and review data

Use QuickSource to compare imported property data with your subject property information before transferring values to a UAD 3.6 report.

Open QuickSource

The QuickSource toggle in TOTAL works the same way for UAD 3.6, Standard, and Legacy UAD reports. Ensure the QuickSource toggle is toggled on in the upper right of the Appraisal Desktop, or in an open report

To access QuickSource in a UAD 3.6 report in TOTAL, click the Data menu on the upper left, and select QuickSource – Launch from the dropdown menu.

Prepare your MLS file

Use your existing Multiple Listing Service (MLS) data files in comma-separated values (CSV) or text format. QuickSource follows your existing data mapping rules and automatically converts imported values to the UAD 3.6 format.

To create an export template or export data from your MLS, follow the MLS export instructions. Save the exported file to a convenient location on your computer.

Import the file using the same file import and data mapping process you use for Standard and Legacy UAD reports. Start with QuickSource open using the UAD 3.6 launch steps above; the linked articles show the Standard and Legacy UAD interface.

Review your data preferences

Review your Data Preference Settings before selecting values for your report. QuickSource retains existing preferences where possible. But, new or different UAD 3.6 data rows may use default preferences. So, check that they match your preferred sources.

For field-level formatting options, see Formatting rules in QuickSource. For global case preferences and data-source column order, see QuickSource User Settings.

Review data in QuickSource

After importing your file, review the values in the QuickSource grid. Both the Subject tab and comparable tabs follow the UAD 3.6 report layout. By default, QuickSource shows only the rows enabled in your report grid and the required rows.

Compare the subject and comparable data and review the rows to include in your report:

  • To view additional rows, uncheck the Only Show Report Rows checkbox on the upper right.

  • Click the show or hide icons (  or  ) to remove its slash and include that row in the Sales Comparison grid.

  • Rows without show or hide icons (  or  ) are required for the UAD 3.6 report.

  • Select Only show data discrepancies to focus your review on differences between data sources.

  • Check imported values against your source data. Pay particular attention to date fields and any Year Built values that appear as estimates.

  • Click the value from your preferred source to select what transfers to the report. Repeat for other values as needed.

  • Review the values you selected for transfer before finalizing your report information.

  • Values on the Subject tab transfer to the subject property's main Report Sections. Values on each comparable tab transfer to Sales Comparison (Side-by-Side) report section. QuickSource also transfers comparable photos to your report with the correct labels.

For additional data-selection and transfer instructions, see the QuickSource page of the TOTAL User's Guide.
