Appraiser's guide to using the BAC Desktop Appraisal form

The Bank of America Desktop Appraisal Form functions differently than most forms in TOTAL. This document serves as a guide for Appraisers to aid in submitting these assignments and reducing revision requests.

The Bank of America Desktop Appraisal Form (also referred to as the BAC Desktop Appraisal Form) functions differently than most forms in TOTAL. The information below serves as a guide for Appraisers to assist in submitting these assignments and reduce revision requests.

Initials:
The form requires appraiser initials on the certification page where any prior work completed on the subject is reported. Bank of America has indicated that using your signature as your initials is acceptable. To insert your signature image, enter your initials as text in the field. On delivery of this report through the OADI viewer, your signature image is inserted into the field with your initials.
Including Active/Pending Sales in the Sales Grid
  • If you include an Active or Pending comparable in your sales grid, the Date of Sale field must be populated with the prior date of sale even for active/pending sales.
  • This means that the Sale Price in the grid would be the comparable's current list or pending price but the Date right below is the date of prior sale.
  • Our suggestion is that if you feel the need to include an Active or Pending sale, do so in the comments of your report rather than using in the sales grid.
Condition
  • Although the new Desktop form is not a UAD form, the condition rating used is the UAD condition scale of C1‑C6.
  • UAD condition ratings are used in this form since the form was built on the same technology platform that the UAD forms Use.
  • Bank of America has indicated that the use of the UAD condition rating is acceptable for this form.
  • Although UAD condition ratings have become well known to major lenders like Bank of America, you may want to add a UAD Definitions addendum page to your report from to define what a C1‑C6 rating means.
Basements
  • The form does not accept a size of basement.
  • It is only expecting the type of basement (Non, Full, Partial) and the Finish (Finished, Part Finished, Unfinished).
Car Storage
  • The form reports only one car storage type. If you want to report multiple types (2 car attached and a 4 car detached, etc.) then put one in the Car Storage section and the other in the Amenities section.
  • The field on the form is expecting a number and the word Attached, Detached, or Carport. If there is no garage or carport, enter None.
Exposure Time
  • If you define Exposure Time in days, the form asks for a single number. (e.g. 45 Days)
  • If you define Exposure Time in months, the form asks for a range in months. (e.g. 1 to 3 Months)
  • This is unique to this form and is the way the bank designed this form.
Proximity to the subject
  • The form's Proximity field is numeric only.
  • That means that even though generally you would include the word "mile" and a directional reference, in this form you will only see the number. This is the way the form is supposed to work.
Map and Photo Pages
  • This form will only pass through the checks on the bank side with the aerial map populated on Page 4.
  • A maximum of 2 photos are allowed on this form and must be inserted into the photo slots on page 4.
  • Other photo or map pages added to the report are not accepted by the bank's system.
Additional Comparables
  • A maximum of 6 comparables are allowed for this form.
  • If a report is submitted with more than 6 comparables, the report is rejected by the bank's system.
Other Notes
  • Bank of America does not require a 1004MC to be included.
